Ireland home-buying guide
What grants and schemes are available for first-time buyers in Ireland?
Several Government supports may help first-time buyers bridge the gap between their deposit, mortgage and the cost of a home. The right option depends on the type of property you are buying and your circumstances.
The main supports
Help with buying your first home
-
Help to Buy
Help to Buy is a tax refund that can provide up to €30,000 towards the deposit on a qualifying new home or self-build. The enhanced scheme is available for qualifying purchases and self-builds up to December 31, 2029.
The scheme is for eligible first-time buyers purchasing or self-building a qualifying property to use as their home.
-
First Home Scheme
The First Home Scheme is a State shared-equity support for qualifying new homes. It can provide up to 30% of the purchase price, or up to 20% where you are also using Help to Buy.
The scheme takes an equity share in the property, and eligibility, price ceilings and charges apply.
-
Local Authority Home Loan
The Local Authority Home Loan is a Government-backed mortgage for eligible first-time buyers who cannot obtain enough finance from a bank. It can be used for a new or second-hand home, or for a self-build, subject to the scheme’s lending and property criteria.
You apply through the local authority where you intend to purchase.
-
Vacant Property Refurbishment Grant
The Vacant Property Refurbishment Grant can help with the cost of bringing an older vacant or derelict property back into residential use. It may be relevant if you are considering buying a vacant home and refurbishing it as your principal private residence.
The property and proposed works must meet the grant’s eligibility requirements, and applications are handled by the relevant local authority.
